Planning building work can feel complex. This FAQs page brings together common questions we’re asked about our Services, process<, areas we serve and what to expect when working with Deerwood Construction Ltd. If you can’t see your question answered here, you’re always welcome to get in touch and we’ll be happy to help.
The information below is general guidance only. Your project will always be assessed on its own drawings, site conditions and regulatory requirements.
Yes. We hold appropriate public liability and relevant insurances for the type of residential work we undertake. Copies of our insurance details can be provided on request as part of our onboarding and contract documentation.
We provide a handover pack with relevant product warranties, certificates and guidance. Certain elements—such as structural
steelwork, roofing systems or specialist products—may carry manufacturer or installer guarantees. We will outline what applies
to your project during quotation or pre-start.
No. We are not an emergency contractor. Our focus is on planned residential projects such as extensions, renovations, conversions,
outdoor spaces and structural works, where we can commit proper time, planning and resources.
We specialise in domestic projects including home extensions, home renovations and refurbishments, loft and garage conversions,
garden rooms and outdoor spaces, and structural works and foundations for extensions and internal layout changes.
In some cases, yes—particularly for internal refurbishments and structural alterations, subject to leasehold and freeholder permissions. We’ll review your building type, access and legal arrangements at enquiry stage.
We can provide shell-only packages (e.g. foundations, structure and weathertight envelope) or full turnkey projects including finishes, depending on your requirements. We will clarify this in our quotation and scope of works.
Yes. We design and build garden rooms, patios, retaining walls and landscaping, ensuring good ground preparation, drainage and year-round usability for outdoor spaces,
Our projects generally follow six stages: initial enquiry and site visit; review of drawings and scope; detailed quotation and outline programme; pre-start planning and site setup; construction and coordination; and finally inspections, snagging and a structured handover with certificates and warranties.
Ideally, as soon as you have initial ideas or early drawings. Early contractor input helps ensure designs are buildable, budget-aligned and planned in a way that minimises disruption and avoids avoidable rework later.
We are primarily a construction company, but we work closely with local architects and structural engineers. If you don’t yet have a
design team, we can recommend professionals and work collaboratively to develop your scheme.
As a family-run business, you will deal directly with one of the company owners throughout. They will oversee day-to-day site activity, coordinate trades and keep you updated on progress and any key decisions.
We can share practical experience on what commonly falls under Permitted Development for extensions and alterations, and what typically requires a full planning application. However, your architect and local planning authority provide the formal route. We are happy to liaise with them as needed.
Yes. Once a Building Control route has been agreed (local authority or approved inspector), we can schedule inspections at key stages such as foundations, structure, insulation and completion, and respond to any site queries.
Regularly. Many of our projects involve removing load-bearing walls, installing steels or forming new foundations. We work from the engineer’s drawings and calculations to ensure structural works are completed safely and in line with their design.
Yes. As part of our handover, you will receive Building Control completion documentation (where applicable) along with electrical and gas certificates for notifiable works, plus any relevant product or system warranties.
In many cases, yes—especially for extensions and some renovation projects. We plan sequencing, temporary partitions, dust protection and safe access to help you remain in the property where practical. For heavy structural, major services or full-house refurbishments, we will advise if a temporary move-out is safer or more efficient.
We use protective sheeting, floor coverings and regular clean-downs as standard, and we manage noisy or particularly disruptive tasks considerately within agreed working hours. That said, building work will always involve some noise, vibration and temporary disruption.
We plan works to maintain basic services wherever possible, but some short interruptions may be unavoidable during key stages such as rewiring or major plumbing alterations. We will give you as much notice as possible and keep outages to a minimum.
We take care to secure openings with temporary doors, hoardings or boarding where necessary, especially overnight. Security arrangements are discussed as part of pre-start planning and evolve as the build progresses.

We generally focus on projects where we can add most value—such as extensions, substantial renovations, conversions, outdoor structures and structural works. Smaller jobs may be considered locally in Crowborough depending on scope and scheduling.
Travel can influence our ability to manage a project efficiently. For sites further from Crowborough, this may be reflected in our quotation and feasibility assessment.
Ideally, we need drawings (if available), your address and postcode, a description of the works, any structural information and an
indication of timescales. Photos and any planning or Building Control documentation are also helpful.
Yes. Our quotations are typically itemised and aligned with the agreed scope and drawings, so you can see how the price is built up. Any assumptions or provisional sums are clearly marked.
If something needs to change once work has started, we explain the options and their impact on cost and programme before proceeding. Agreed variations are confirmed in writing to keep everything transparent.
Payments are usually staged against clearly defined milestones—such as completion of foundations, structure, first fix, second fix and finishing. The specific schedule will be set out in our quotation and contract documents.
